Ganco Assets has secured planning consent at appeal for the development of 55 build-to-rent (BTR) units at a site formerly occupied by Marks & Spencer on Hounslow High Street.
The existing building will be partially demolished with three ground floor shops retained and a six-storey building built above.
The 6,476 sq m (circa 70,000 sq ft) scheme, which was designed by Formation Architects, will provide a mix of five studios, 26 one-bed, 16 two-bed and 8 three-bed apartments of which 5% will be affordable.
Each unit will feature a private balcony with the on-site amenity provision including two courtyards, a play space and two roof terraces.
The appeal was predicated on viability and mix, and while the development’s mix did not align with the councils requirements due to the higher proportion of smaller units, the planning inspector determined that the sustainable location of the site within the town centre and the nature of the BTR development meant that the council’s mix requirements could be applied more flexibility.
